Terms & Conditions
Bookings for self-catering accommodation are accepted subject to the following Terms and Conditions:
Payment is by bank transfer. Once your deposit is received, we will then send you our Booking Confirmation Letter by email. The booking is not formally confirmed until you receive that letter. Once received, it represents the entire agreement between us (together with these Terms & Conditions) and supersedes any prior terms or representaions. In the event of conflict between our Booking Confirmation Letter and these Terms & Conditions, the former shall prevail. Absent a deposit, bookings cannot be guaranteed.
The balance is payable by bank transfer 60 days before arrival. If the balance is not paid within 3 days of the date upon which it is due, we reserve the right to treat the booking as cancelled and to readvertise the relevant cottage or cottages as being available. In those circumstances we will be entitled to retain the deposit paid.
A refundable damage deposit may also be requested to be paid prior to arrival (normally with the balance) against loss or damage caused by guests, their pets or invitees or in relation to any unpaid items following departure. The balance due will normally be refunded within 7 days of departure and once everything has been checked. Deposits will normally be taken for Damson Cottage or where 2 or more cottages are booked. In other cases, you will be asked for card details upon arrival.
Electricity is typically metered during the period 01 October - 30 April (inclusive) and any excess above the generous allowance notified at the time of booking may be charged for upon departure.
In the event of a cancellation by you the deposit is non refundable. 100% of the balance due is payable if less than 60 days notice of cancellation is given unless we are able to re-let the Cottage on at least the same terms - in which case you will receive a refund less the deposit. You are strongly advised to take out insurance to cover the cost of your holiday. Should we agree to move your booking to a different date, an administration charge of £30 will apply to each change.
Most bookings are from 3.30 or 4.00 pm on the day of arrival until 9.30 or 10.00 am on the day of departure. In line with most other holiday cottages, those times may be extended during peak periods. Late stay / early arrival may sometimes be possible and is charged at £15 per hour or part thereof for Damson, £10 per hour for The Nest.
The person from whom the deposit is been taken is considered to be authorised to agree to these Terms & Conditions on behalf of all persons in the party and accepts that they will be held responsible for the conduct of the entire party.
The maximum number of guests allowed in each Cottage is not to exceed that stated on the Cottage pages nor the number requested on the initial enquiry (save with the Owner's prior approval in writing).
We must ask you to report and pay for any damage or breakages in your Cottage during your stay. Broken or damaged glasses are charged at £5.00 each. Any amount taken or retained for other items will depend upon the cost of replacement and may also include a fee for sourcing and collecting a replacement item. If a deposit is not provided or is invalid for any reason, we reserve the right to ask guests to vacate the relevant cottage (s).
Upon departure guests are asked to leave the Cottage(s) as they found them, namely clean and tidy and to comply with the Departure Information to be found in the Cottage folders. An end of stay cleaning fee may be charged if this is not done and/or our cleaners need to undertake work over and above the norm. All washing up should be done and items put away. Laundry should be removed from the beds and placed in the bathrooms. Rubbish should be placed in the correct bins available on site (blue for recycling, green for other rubbish).
We operate a strict NO SMOKING / Vapping policy within the Cottages.
Whilst every care is taken to ensure that our website details are correct, the Owner's cannot be held liable for any reasonable changes and alterations made. The Owners are relieved of any liability for any loss or damage to the property of guests (including vehicles) incurred during their stay. Liability for harm to guests is also expressly excluded (save to the extent that any such harm is shown to have been caused by the Owners' negligence and results in death or personal injury). All guests are advised to carry adequate insurance cover for the duration of their stay.
See cottage details for the number of parking spaces that are included in the rental cost. Additional cars are charged at £5 per vehicle per day (or part thereof).
Wi-Fi /internet connection is available in the Cottages without charge but continuity of service cannot be guaranteed. It is provided for leisure use only, not for business purposes.
It is the intention of the Owners that Frith Farm House provides a relaxing holiday environment. We therefore ask our guests to behave in an appropriate and considerate way at all times and the Owners' reserve the right to decline accommodation to or to ask guests to leave (without compensation) when, in their reasonable opinion, such action is necessary or desirable in the interests of others. This includes restricting access to the swimming pool when it is (or appears likely to be) used in a dangerous or inappropriate manner or if it is left in an unacceptance state after use.
The Owners are entitled to access to the Cottages to effect repairs, to inspect them and for other reasonable purposes. Notice will be given whenever possible. The rental contract does not grant exclusive rights of occupation to the guest(s), only a licence to occupy for the duration of the stay booked and subject to these Terms & Conditions.
Access to the swimming pool is at the times advised or as agreed with the Owners and is available to those over nighting at Frith only. Children under the age of 16 years must be supervised by an adult at all times. The pool indemnity form must be completed and returned to the Owner's before the pool is used. Aceess to the pool by outside (non-resident) swimmers may be accommodated upon request and at additional cost.
Private pool access times will normally be communicated to you in advance of arrival to help you better plan your stay. The Owners do however retain full discretion over the times allocated. This is because a number of users need to be accommodated and the pool is not used on a communal basis (i.e. private time slots are allocated to each Cottage).
This contract is subject to English law and the parties agree to submit any dispute arising hereunder (including as to the meaning of these Terms & Conditions) to the exclsive juisdiction of the Courts of England and Wales.
